When Do You Need a BER?
There are several instances when you’ll need a BER certificate for your property:
Selling Your Property
If you’re planning to sell your property, you must obtain a valid BER certificate. Most auctioneers and solicitors will require a BER certificate before listing your property on the market.
Applying for SEAl Grants
When upgrading your property with measures such as attic insulation, cavity wall bead insulation, external insulation, or heating controls, you may be eligible for SEAl grants. As part of the grant process, a BER assessment must be carried out on your property once the works are completed.
Building a New Home
Before starting construction on a new house, you’ll need to submit a Provisional BER Cert to the building control department of your local authority. This certificate outlines the minimum required standards for your home to comply with building regulations. Our team can assist you in creating a specification for your house and engage with your architect and builder to ensure compliance.
How We Calculate Your BER
To calculate your BER, our assessor will collect information on various aspects of your home, including:
- Space heating
- Hot water heating
- Ventilation
- Building fabric
- Lighting
During the assessment, our assessor will need access to all areas of your home, including the attic, lighting systems, ventilation, meter cupboards, heating systems and controls, hot press, and all doors and windows. The assessor will take measurements, perform calculations, and collect photographic evidence to complete the BER calculation.
BER Advisory Report
Along with your BER certificate, you’ll receive a BER Advisory Report that includes recommended upgrades for your dwelling. This report provides cost guidelines for each upgrade and indicates whether the upgrades are eligible for SEAl grants. If you require a detailed report outlining how to achieve a specific BER rating, Shane can assist you by providing a specification and list of materials needed.
